Whilst final decisions have not been made yet following extensive consultation it is likely that the following changes will be made.
Commercial developments
For non-residential developments, either new built or properties undergoing major renovation with over 10 parking spaces, an EV charger should be installed for one in every five parking spaces.
Existing commercial buildings
From 2025, the Government is proposing a minimum of one EV charger in existing commercial buildings that have over 20 parking spaces.
Enhance the rental value of buildings tenants will expect them
By 2030 it is expected that 7 out of 10 new cars in the UK will be electric. This will change the way we travel, how we plan our travel and the requirements of destination points along the way. All electric vehicles need to plug in to charge up. An effective network of charging points has become a vital consideration for any business planning ahead for their future customers. The provision of EV charge points will become a vital consideration for tenants.
New revenue stream?
Building owners may choose to provide at cost for their tenants ( calculated to cover the initial investment over time ) or create a new revenue stream by charging on electricity costs at a profit.
In parallel an independently tenants may decide to provide as benefit in kind for their employees or or charge a fee for charging.
